How to choose a developer: a checklist
- Who actually builds it? Ask whether the developer has its own construction team, or subcontracts.
- Can you see finished work? Ask for real photographs and addresses, not just renders.
- Are permits in place? Your lawyer should see planning and building permits before you pay.
- Is the specification written down? Materials, brands, insulation and waterproofing should be in the contract.
- Are payments tied to progress? Stage payments linked to construction milestones protect you.
- Who answers the phone after handover? A family business with its name on the building has every reason to get it right.
